I think the $38,500 includes the buyer fees.

Yes it does, but still, the buyer knows that going in to the auction. He's still paying $38.5K.

10% to buyer and the I am sure 10% to seller. Use to be 7% a few years ago.
So take off 10% and then another 10% and then you get the sellers cut.
